For Buyers, Our Main Focus Is:

  • Contract of Sale review
  • Nomination of any additional purchasers (if necessary)
  • Drafting the Transfer of Land document and the Notice of Acquisition
  • Preparation of the State Revenue Office Duties Form. This form is used for assessing stamp duty payable
  • Liaising with your bank or home loan provider ( where required)
  • Performing any necessary property information searches for Council, Land Tax and Water rates. These charges may be needed to be apportioned correctly between the seller and the buyer at the time of settlement
  • Statement of Adjustments preparation
  • Receiving client funds into our Trust Account
  • Preparation of the electronic settlement workspace
  • If required, attending a manual settlement
  • Sending copies of the Notice of Acquisition to relevant authorities
  • Submission of the Notice of Trust Acquisition to the State Revenue Office (where required)
  • Stamp duty assessment or arranging for its assessment if the case is a complex one and lodging documents at Land Use Victoria for registration ( where applicable)
